By Alex Marsolais, founder of Home Free TC
If you're a Minnesota real estate agent looking for a transaction coordinator, here's the short answer. Home Free TC has coordinated real estate transactions for Minnesota agents and teams since November 2015, more than 15,000 of them across Minnesota and Wisconsin. You get a dedicated W2 coordinator, brokerage-compliant files, and a $500 TC fee for new clients that's only paid when the file closes.
We work with agents throughout the state of Minnesota.
Here's what it looks like when you hand us a Minnesota file.
A transaction coordinator, often called a TC, handles the administrative side of a real estate transaction.
Once you have a fully executed purchase agreement, there are documents to review, deadlines to track, people to introduce, and a lot of follow-up between contract and closing.
Your TC keeps all of that organized and moving.
You stay the agent.
If you want the longer explanation, I wrote a full article on what a transaction coordinator does.
Once the purchase agreement is fully executed, your coordinator steps in. Our contract-to-close service includes:
Reviewing purchase agreements and transaction documents for completeness and accuracy.
Communicating transaction details and documents with the cooperating agent, lender, title company, and other parties.
Introducing our team to your client and your key transaction partners.
Sending milestone updates to your buyers and sellers.
Tracking contract dates and deadlines, reminding you of them, and sharing them with your calendar.
Distributing fully executed documents.
Assisting with brokerage compliance and file submission, so your file is complete and compliant with your brokerage's requirements.
Following up on appraisal status and obtaining lender written statements.
Requesting repair receipts and paid invoices when applicable.
Confirming lender and title have what they need for closing.
Helping prepare your clients for closing and sending utility information.
Assisting with commission and closing documentation, and supporting post-closing follow-up.
When we email your clients, we can use a branded email signature that reflects you and your brand, and we keep you copied on client correspondence.
The full list is on our services page.
Document drafting is a Minnesota service. We don't offer it in Wisconsin at this time.
Minnesota clients can request listing representation paperwork, buyer representation paperwork, and offer paperwork through our Minnesota submission page.
We prepare the documents from the details you send us. You review them, advise your client, and decide what goes to your client for signature. The terms, the advice, and the negotiation stay with you.
This part matters to me.
A transaction coordinator doesn't replace your judgment.
We don't negotiate for your clients. We don't give legal advice. We don't perform licensed real estate activities.
Negotiations, strategy, advice, and the big client conversations stay with you. That's what your clients hired you for.
If something in a file needs a decision, we bring it to you. You make the call.

Minnesota agents can also get help before a property goes under contract.
MLS Listing Management ($199 per listing, paid at the time of the request) covers things like reviewing listing documents, submitting them to your brokerage for compliance, entering the listing in the MLS, uploading photos and supplements, adding open houses, setting up ShowingTime, and updating statuses and price changes. It's available for listings that go through Northstar MLS. It isn't available in other MLS systems at this time.
Listing Management Deluxe ($350 per listing, paid at the time of the request) adds coordination before the listing goes live, like requesting seller disclosures, coordinating photography and videography, ordering sign installation, and ordering HOA documents. It's currently available for Minnesota listings.
You still make the pricing and marketing decisions and advise your seller. We handle the coordination behind the scenes.
Minnesota clients send listing requests through the Minnesota submission page.
Transaction coordination: $500 per transaction for new clients. It's only paid if the transaction closes. If the file doesn't close, you don't pay the TC fee.
One-time setup: $500 for new clients. Setup is separate from the TC fee and isn't tied to a closing. It covers placing you with your coordinator, building your templates and email signature, MLS setup, and adding Home Free TC to your brokerage compliance system.
Listing management is $199 or $350 per listing, paid at the time of the request.
A TC typically saves an agent 14 to 15 hours per transaction. I walk through what that time is worth in Is a Transaction Coordinator Worth the Cost?
Our Minnesota hours are Monday through Friday, 8:00am to 7:00pm, and Saturday and Sunday, 10:00am to 6:00pm. We're closed on federal holidays.
That means Minnesota files have evening and weekend coverage. Evening and weekend coverage is a Minnesota service.
We built our service for established agents and teams who close consistently and feel the paperwork starting to cap their growth.
That's who we serve best. It isn't a requirement.
If your evenings are going to deadlines and document follow-up, it's worth a conversation. My article on when to hire a TC goes deeper.
But, a transaction coordinator isn't always the right hire.
An assistant or VA may fit better if most of your work happens before the contract: marketing, your database, scheduling, errands, or prospecting support. See TC vs. assistant.
A listing coordinator may fit better if your bottleneck is getting listings to market, not getting deals to close. If your listings go through Northstar MLS, our listing management service may cover that.
An in-house employee may fit better if you have enough steady volume to keep someone busy full time, and you want to manage hiring, training, payroll, and backup yourself.
Plenty of agents use a TC alongside an assistant. That works well.

I see this question in our search data a lot.
We support agents throughout Minnesota, so you don't need to be in a particular city to work with us.
Being in the same building as your TC doesn't matter much. What matters is that your coordinator works Minnesota transactions every day, knows how your brokerage wants files submitted, and communicates the way you want.
1. Book a 30-minute discovery call.
2. We learn your workflow and set up your account.
3. We place you with a dedicated W2 transaction coordinator.
4. We customize templates, MLS setups, and compliance so everything runs under your brand.
5. You send us your next file, and we handle contract to close.
Already have a file in progress? We can jump in on files you've already started.
Will I have the same coordinator on every file?
Yes. You have a dedicated coordinator who learns your preferences, backed by the rest of our team when they're out.
Do you serve Wisconsin, too?
Yes, we provide transaction coordination throughout Wisconsin. Wisconsin hours and services are different. We don't draft documents for Wisconsin, and evening and weekend coverage is Minnesota only. The details are on our Wisconsin transaction coordinator page.
What if I want to keep talking to my clients?
You should. You're still their agent. We handle the administrative communication and keep you copied.
How long has Home Free TC been doing this?
Since November 2015. Our team has coordinated more than 15,000 real estate transactions in Minnesota and Wisconsin. You can read more about Home Free TC.
